New Road Alert! 133rd Ave NE Grid Road Extension

133rd Grid Road Extension


To help alleviate congestion in the downtown area, the City is pleased to announce that 133rd Ave NE will be extended across 175th all the way to Little Bear Creek Parkway.  This expansion to the City's grid road infrastructure will help alleviate traffic and parking impacts related to increased growth and tourism! Some questions and concerns have been raised regarding the purchase of the US Bank branch that has been demolished to make way for 133rd Ave extension.  A concern was raised that the City used eminent domain to acquire the bank against the bank’s wishes. This is false. The City always avoids eminent domain whenever possible and will always enter into good faith negotiations with a property owner when such situations arise.

What the City had working in its favor was a major bank merger between Union Bank and US Bank. With both a Union Bank and a US Bank branch already existing in the City, it was fortuitous that the road project was getting underway as US Bank was already open to consolidating the two Woodinville locations. The City entered into negotiations to purchase the property and reached an amicable agreement quickly. However, the City is not immune to the crazy real estate market, and the estimates made over a year ago (mid 2022) were below what the fair market price of 2023 ended up being.
